Boston, MA Real Estate
Boston Multifamily & Commercial Investment Specialist
I'm Sam Al-Harbi — an active Massachusetts investor (3 buildings, 8 doors) turned Realtor. I help clients across Boston, Worcester, Lowell, Waltham, Framingham and the rest of Greater Boston buy, sell and hold real estate that builds real financial independence.

I Own the Kind of Property I Help You Buy
Before I became a Realtor, I spent six years investing in Massachusetts real estate — today I own three buildings and eight doors here. That means when we underwrite a deal together, I'm not quoting a textbook. I've personally run the numbers on cap rate, rent roll, vacancy, capex and financing on properties in these exact markets, and I've lived with the outcomes. My background as a financial analyst shapes how I model every purchase: we stress-test the returns before you sign, not after. I became an agent specifically to help other people get started and scale — whether that's your first two-family in Dorchester, a value-add building in Worcester or Lowell, or a small commercial asset in Burlington. I also represent traditional buyers and sellers across Greater Boston, and they get the same analytical rigor: what a property is actually worth, what it will cost to hold, and what it will be worth when you exit.
How I Analyze Greater Boston
Greater Boston isn't one market — it's dozens of micro-markets with very different rent-to-price math. A three-family in Fitchburg cash flows differently than one in Newton, and a Framingham or Norwood commercial storefront prices on entirely different fundamentals than a Waltham multifamily. I track rents, price per door, taxes, and permitting friction across Boston, Worcester, Lowell, Waltham, Burlington, Framingham, Fitchburg, Norwood and Newton so we can point your capital where it actually performs. Every property I present comes with a real underwriting model, not a listing sheet.
Investor-Owner Perspective
I own 3 buildings and 8 doors in Massachusetts — I invest in the markets I sell in.

Buyers & Sellers Too

From First Deal to Portfolio
We start with your goal, not a property search — target cash flow, timeline, and how much capital and risk you're bringing. From there I build a buy box, pull both on-market and off-market options across Greater Boston, and underwrite each one line by line so you see the real return before you commit. I coordinate lenders, inspectors, insurance and attorneys who understand multifamily and commercial deals, and I stay in the transaction through closing and into lease-up. If you're selling, the process runs in reverse: I position the asset for investor buyers by presenting clean financials and a defensible NOI so we command the price the numbers support.
